A lot of the calls we get in St. Augustine start the same way: "My garage floor is peeling." That was the story with this garage. The floor already had a flake coating, but big sections had let go of the concrete, leaving bare, stained patches and loose chips that kept spreading every time a car rolled in.

Why the old coating failed
When a garage coating peels in big sheets like this, it almost always comes down to the bond. Thin roll-on kits and coatings put down over concrete that was only acid-washed or barely cleaned sit on top of the slab instead of locking into it. Add Florida heat, humidity, and hot tires, and the coating starts lifting. We go deeper on the causes in our guide on how to fix a peeling epoxy garage floor.

How we rebuilt it
You can't fix a failing coating by putting a new one over it. Here's what our crew did:
- Ground off the failing coating. We mechanically ground the whole floor to remove the old material and get down to sound, open concrete that a new coating can grip.
- Cleaned out the joints so debris and old coating weren't left behind in the cuts.
- 100% solids industrial epoxy base coat, rolled out across the full floor.
- Full broadcast of Tidal Wave (FB-807) flake, thrown until the base coat couldn't take any more, so no base coat shows through.
- Scraped and vacuumed the loose flake, then sealed it with a UV-stable polyaspartic topcoat.
- Coated the stem walls to match, which gives the garage a clean, finished edge all the way around.

The result
The new floor is bright and seamless, and the Tidal Wave blend of grays and whites does a great job hiding dust and tire marks between cleanings. The polyaspartic topcoat resists hot-tire pickup, oil, and stains, and it won't yellow in the sun the way plain epoxy can when the garage door is open.
